Before set your property live on our website, and begin welcoming guests to enjoy the lastest edition to the holiday rental market, there are a few things which we need to decide on - that's where our years of holiday rental expertise come into place. We call it our Homeowner Launch Schedule, and it's your one stop shop to making sure your cottage, apartment or holiday home are ready to receive and impress guests to the high standards which customers have come to expect.

So, at the same time of signing the agreement between us we’ll need to answer just a few important questions that will help in the preparation and planning of your property for holiday lettings. These will include the following:

Level of service – We will need to determine what level of service you need us to help you to provide.  Of course, we'll handle all of your bookings, but if you don't live nearby then you may be in the market for a cleaner and a property manager, who can manage changeovers and handle any maintenance issues that may occur whilst guests are staying at your property.

Availability – It's important to make sure that your holiday home is available for guests to book online when you want them to be able to book it. Maybe you don't want to let outside of the summer season, or you plan on taking some time to enjoy your home yourself.

Pricing – Potential guests are ever more price conscious, and so it's important to set your prices at a level that's realistic and attractive to them, but equally to make sure that your costs are covered. We'll agree pricing between us to maximize the letting potential of the property throughout the calendar year. Getting this right will help you to attract both new bookers and loyal repeat customers also.

Security – What provisions would be made for the security of the property? For example, in most cases we request that properties are fitted with a good quality key safe which is both secure and sensible as it enables access for the late arrival of guests and our cleaning staff.

Capacity – It's important to make sure that a comfortable occupancy is maintained. How many guests can your property accommodate comfortably in beds? Are you happy to accept children, infants, pets etc? If you're going to accept infants and pets in particular, it's a good idea to give basic provisions for these, such as a cot, highchair, stairgate or pet water and food bowls.

Smoking – All our properties are no smoking inside, to respect both smoking and non-smoking guests and to keep your property clean and fresh. However, are you happy for smoking to be permitted outside?

Car Parking – Is there parking at the property, whether a dedicated space, a garage, or a parking permit for a nearby car park? If so, for how many cars and what size of car etc? These are all important considerations when it comes to a guest planning their stay, and details we'll make sure our bookings team know so that both we and your guests have this to hand.

Special arrangements – Do you have any special arrangements with neighbours or local friends in case of emergencies, collecting keys, parking etc, which guest would need to know, or we should know as a backup?

As you can see, there's a lot to think about to ensure that running your holiday home is as smooth and stress free for you and for your guests as possible.
