Complete with off road parking for a number of cars, this combination of two fabulous properties is the perfect choice for larger groups of guests that enjoy the style and character of boutique hotels, but prefer the privacy and convenience that self-catering breaks in Devon can offer. This family holiday home is just a ten minute walk away from the metropolitan buzz of Torquay town centre, complete with beautiful marina, subtropical gardens with swaying palm trees, elegant Georgian terraces, plus a myriad of bars and restaurants. Amazingly by contrast, on returning to the property you will be surprised at the peace and tranquillity of the outdoor terrace, being able to enjoy a morning cup of coffee or relaxing with a glass of wine as the sun goes down.
‘Rutland Lodge & Wellswood Mews’ offers a combination of two lovely properties – the first is an early Victorian building that has been lovingly restored, and successfully marries the features and character of yester-year, with all the essential conveniences one can expect in modern day life. It offers large conservatory and lounge area, as well as 5 en-suite bedrooms. The second, a modern cottage-style new build, sits across the courtyard, and contrasts the history of the main building, offering fully independent accommodation with 2 bedrooms, 2 bathrooms, kitchen and lounge. Both buildings are well equipped, comfortably furnished and presented to a high standard throughout and are joined with a sunny courtyard, boasting a relaxing ‘Hydropool’ hot tub (June 2019 onwards) and modern rattan furniture.
Entrance: the larger property, Rutland Lodge, is accessed from the Private car park or the gate directly from Babbacombe Road. The separate Wellswood Mews is accessed from a gate via the paved front patio area, entering the walkway between the kitchen and the lounge, or can be accessed across the courtyard from the main house.
Kitchen: The kitchen is well equipped and has single electric oven with gas hob & electric grill, Jura coffee machine, full size free standing fridge, under counter freezer, full size dishwasher, and microwave. Access to the conservatory. Conservatory has tables and chairs with seating for 14.
Diner: The dining area has two large tables and seats 10 guests around each of them. Ornate fireplace (not in use).
Lounge: Three two-three seater sofas, an armchair and couple chairs. 40’ TV with Freeview, DVD player & CD player. Lounge benefits from double aspect large – ceiling to floor windows. For those days, when you only want to watch a movie and snuggle on the sofa, you will enjoy using the wooden shutters to make the atmosphere in room cosier. Wood burner with complimentary starter basket of logs for those cold and rainy days, to make your holiday special.
Bedroom 1: is a Twin room with two single beds with beside tables, reading lamps and a wardrobe. 37" flat screen plasma TV with DVD player and a double sofa bed for your comfort. En-suite shower room with walk in shower cubicle, WC and a sink.
Bedroom 2: The master bedroom has a king size bed, two bedside tables with lamps, wardrobe, chest of drawers, ottoman. 37" flat-screen plasma TV with DVD player and speakers. En-suite bathroom with roll top bath and a corner walk in shower cubicle, WC and a hand wash basin.
Bedroom 3: this bedroom has a King size bed, bedside tables with reading lamps, dressing table with a chair, 2 armchairs and a wardrobe. 37" flat-screen plasma TV. En-suite with a bath, WC and a sink.
Bedroom 4: this bedroom has a Double size bed, bedside tables with reading lamps, a wardrobe and. 37" flat-screen plasma TV with DVD player and speakers. En-suite with a double walk in shower cubicle, WC and sink.
Bedroom 5: offers two Single beds, bedside tables with reading lamps, a wardrobe and a two seater sofa. 37" flat-screen plasma TV with DVD player and speakers. En-suite with a free standing roll top bath WC and sink.
Utility Area: Washing machine & tumble dryer in Rutland Lodge are located in the utility area in the cellar
Kitchen/Diner: The dining area has a table and 4 chairs which is located close to the window. The kitchen is well equipped and has electric hob and oven, fridge/freezer (60/40), dishwasher, washing machine with dryer, microwave.
Lounge: The area is furnished with a three seater sofa with foot stool, an armchair and three coffee tables for your comfort. Smart TV 32’, DVD and books.
Bathroom: Ground floor bathroom with walk in shower, sink unit, WC and shaving point.
Patio: Paved patio area with furniture for alfresco dining or just a glass of wine. Please note that patio area is not enclosed for this property.
Bedroom 1 The master bedroom has a king size bed, two bedside lamps on built in shelves, built in wardrobe, chest of drawers, chair.
Bedroom 2 this bedroom has two single beds, bedside shelves with reading lights, chest of drawers, chair and a wardrobe.
Family bathroom Tiled, contemporary bathroom with bath and a shower head attachment, WC, wash-hand basin and shaving point. The bathroom has sky light.
Garden Courtyard: in between both buildings there is a sunny courtyard for morning coffees or afternoon drinks. Area is equipped with rattan garden furniture sofa, chairs and tables for al fresco dining. From June 2019 also hot tub for 8/9 will be available for guests to use.
Parking: 5 allocated spaces in the private car park in front of the property. Please let us know in advance if you require parking for more cars.
Changeover Day: Saturday
Security Deposit: This property has a refundable Accidental Damage Deposit of £500, which is payable to Blueriver Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.
Power and Heat: Wellswood Mews electric underfloor central heating, included in rent. Rutland GC heating.
Bedding and Linen: Bed linen and towels are included. Please bring your own beach towels.

Short Breaks: Short breaks available out of peak season.
4 dogs accepted (please bring your own dog bed).
Families with children welcome - please note that a travel cot and a highchair can be provided by prior request.
Use of Hot Tub from start of May till end October and is at the risk of the user, and children and pets must be supervised in the courtyard.

The accomodation was very suitable for the party of 14 we booked it for. Age range was 17 to 84. The downstairs bedroom was very useful for the older members of our party. The host Richard was very pleasant and on hand whenever required. He took the time to tell us of local places of interest, eateries, sites to see etc. All facilities were up to standard. The accomodation was very close to beaches, eateries, local town, bus routes. The accomodation was clean and roomy enough for 14 people to enjoy each others company and their own space.
