Just a quick mail to say that we really enjoyed our stay at Manor Farmhouse a couple of weekend’s ago…We were so lucky with the weather, who would have thought 27C all weekend at the start of October!

We had a fantastic time at Manor Farmhouse thank you, it was all we expected and more! It was the perfect place for the celebration and our every need was met! Everyone was just so overwhelmed with the property it has made some really special memories for us all.

I just wanted to drop you a line to say a massive thank you...... Myself and my family had a fantastic weekend away at the Farmhouse it was just lovely and the surroundings, decor, and comfortability of your home is something to be desired.

Dusan and Kenny from Chaucer Gourmet cooked a fantastic dinner on the Sunday and everyone thoroughly enjoyed themselves. Thanks once again, for all your help with details provided and I hope to return to the Manor Farmhouse again and will certainly recommend it to friends and family.

Manor Farmhouse comprises of three buildings. The main farmhouse is a traditional 15th Century thatched timber framed property sleeping 7 guests along with 2 other characterful properties: Stable Cottage sleeping 6 guests and The Barn sleeping 5 guests which also contains the leisure complex.

Manor Farmhouse is approached through electric gates into a large courtyard around which are arranged The Farmhouse, Stable Cottage and The Barn. There is a leisure complex within The Barn which consists of a billiard room with snooker and pool balls, a library and sauna. On the first floor is a cinema room seating 18 with a large flat screen surround sound TV, DVD, CD, Laser Disc, VCR, Stereo. There is an outdoor heated swimming pool set within a sunken walled garden (heated between 1 May and 30 September). The property has beautifully landscaped gardens with a water feature and views to the village cricket pitch and adjacent orchards.

Features for Manor Farmhouse - Thatched roof. Both the drawing room and dining room have solid oak flooring and exposed beams.

Features for The Barn - Leisure facilities - Outside seating for 18 people, barbecue. outdoor swimming pool (heated between 1st May and 30th September).

All three properties are included within the price and cannot be booked separately.

Manor Farmhouse comprises: Entrance hall, drawing room with two fireplaces with wood-burning stoves. The main staircase to the first floor leads from the drawing room. There is a dining room with seating for 18 with wood-burning stove and former bread oven. The kitchen/breakfast room with small table seating 6 has an oil-fired cast iron range, and to the rear, a seating area and a door leads outside. A secondary staircase leads to the first floor: Landing, master bedroom with 5' double bed, with en-suite bathroom with corner bath. There are also two additional Double bedrooms both featuring with 5' double beds and one with an en suite bathroom. On the same floor there is a single bedroom with 3'1'' single bed with decorative fireplace. For guests convenience there is an additional bathroom with steps up to sunken bath and separate shower unit.

Stable Cottage comprises: Vaulted reception area and open plan kitchen/dining area seating 6. The cottage features a Master bedroom with 6' zip and link bed with en suite wet-room and then a 2nd and 3rd double bedroom both with 5' double bed’s. There is also an additional family bathroom. This part of the property can be adapted for guests who find walking difficult as we can provide a ramp to the front door. All bedrooms have French doors that open out on to the wrap round deck.

The Barn comprises: Ground Floor: Hall, dining area seating 6. Doors lead to the library which in turn leads to the billiards room. There are two shower/changing rooms, a kitchen/breakfast room with utility area, a double bedroom with 6' zip and link bed with sauna, study with door leading to the deck. Opposite the main reception hall are another set of doors leading to the main decked area with garden furniture. On the First floor the barn is made up of one Double bedroom with 5' double bed, single bedroom with 3'4'' single bed, bathroom with jacuzzi bath and as an additional bonus a Cinema room seating 18.

EQUIPMENT

Manor Farmhouse - Oil central heating, 3 woodburning stoves. Electric hob and oven, microwave, fridge, freezer, dishwasher. 42 inch flat screen TV in drawing room with freeview box and 18 inch TV in kitchen.

Stable Cottage - Gas fired central heating. Electric hob and oven, microwave, fridge, freezer, dishwasher, washing machine, tumble dryer. Flatscreen TV.

The Barn - Gas central heating. Electric hob and oven, microwave, fridge, freezer, dishwasher, washing machine, tumble dryer. Large rear projection TV with Sky freeview package.

Broadband is available at no extra cost, signal strength may vary depending on your location in the grounds.

Visitors' Notes
Things you need to know about Manor Farmhouse if you're thinking of booking a holiday there:
Sorry, smoking is not allowed inside any of our properties
Dog welcome but note additional restrictions apply;
No Fireworks allowed due to the Thatched Farmhouse.
No stag or hen parties allowed.

We are not a party house venue and No Stag and Hen parties are allowed. The property is strictly non-smoking, dogs maybe welcome at an additional supplement. Due to the Thatched Roof no firework parties are allowed. Manor Farmhouse will now accept a minimum of a 3 night stay.

Manor Farmhouse is located in the centre of the pretty village of Milstead in Kent. The property is located in its own gardens and grounds of 2 acres, nestled between the Churct of St Mary and the Holy Cross, the medieval Manor House and the local Cricket Ground.

The town of Sittingbourne is 3 miles distant, whilst the medieval market town of Faversham and Cathedral city of Canterbury are within a 20 min drive.

It is also very conveniently located for access to and from Europe with the Eurostar and Channel Tunnel approximately 25 minutes drive, making Manor Farmhouse a popular starting point for a lot of guests from Europe. London can be reached within an hour by train from Sittingbourne.

Famous castles, such as Leeds Castle, Bodiam are all within easy reach as is the beach at Witstable about 15 miles from the property.
